I would like to watch some DVD’s on how to start real estate investing.
What to buy, How to buy, Etc…

I need a recomendation for a good DVD.

To become an investor takes a lot of knowlege. There are a lot of materials and great books on how to invest in real estate.

The first place that I would go is your local REICA website.

There are different chapters in every city. You can buy an annual membership and attend the meetings. This will expose you to tons of professionals in your area.

The second thing is to meet and get a mentor that has been in the business for at least 10 – 20 years. I personally have 2 mentors that I talk to about deals that I may not have done before. My thoughts are that 3 heads are better than one.

If you can’t find a mentor then hire a consultant. I personally do consulting to people wanting to get into the industry.

I have been reading about some real estate courses where they say that probate real estaet investing work sbecause the heirs are motivated to sell to pay of any property debts and will sell quickly for huge discount.
My question is why don’t they just list it with an agent?
If it’s such a discount someone will buy it?

While an executor or personal representative for an estate may need to sell an estate’s assets, such as real estate to pay off the estate’s debt, most already know an agent or 2.

To target these as potential home sellers is pretty much the equivilent of ambulance chasing. And as BrokerPro said, if it’s so profitable & these homes are offered at such a discount, why isn’t the guy snatching up these homes instead of selling you his course and giving away his "secrets".

Plus most people that are appointed as an executor are not stupid & actually, part of the probate & estate process requires that all the estates assets be valued. For real estate, this needs to be in writing, such as a CMA from a real estate agent. The entire estate must be valued & assets may have to be sold, or may not have to be sold.

My mother died with 1.5+ mill in real estate. We sold one commercial building & then a recreational lot, but are holding the other 3 properties as they are owned free & clear. Doesn’t cost us but taxes, insurance and utilities. No mortgages.

http://www.reit.com Independent third-party analysis conducted recently has highlighted the importance of including REITs as a distinct asset allocation in various investment portfolios, according to NAREIT Executive Vice President of Research & Investor Outreach Michael Grupe. Grupe points out recent recommendations by IndexUniverse.com, Money magazine and the American Association of Individual Investors (AAII). IndexUniverse.com developed a low-cost, model ETF portfolio. In that portfolio, the Vanguard REIT Index Fund accounts for 5 percent of the total allocation. The August issue of Money magazine listed what it calls a “fully diversified model portfolio.” That model portfolio contains a 10 percent allocation to REITs. AAII also offers a model ETF portfolio. That model includes a 16 percent allocation to the iShares Cohen & Steers Realty Majors Fund and 5 percent allocation to the SPDR Dow Jones International Real Estate Fund, for a total global REIT allocation of 21 percent of the overall portfolio. “These examples serve to illustrate how publicly traded real estate investment, through REITs and listed property companies around the world, has increasingly established itself in the minds of investment professionals and the available investment literature as a distinct asset class,” Grupe says. “An asset class that all investors should include as a source of important diversification as they build portfolios for long-term wealth accumulation and retirement savings.”

Yes, incorporating may be helpful as per the rule in Foss v. Harbottle http://en.wikipedia.org/wiki/Foss_v_Harbottle BUT there are a variety of remedies available to prevent what might be considered a fraudulent conveyance. The person to speak to here is an accountant, who can tell you based on the amt and purpose of your investment how to set up the transaction to get maximum bang for your buck. S/he’ll no doubt recommend atty as required. The good news: accts are nicer than attys, far cheaper and frequently hugely more useful when it comes to financial information.

http://www.reit.com Research illustrates publicly traded REITs’ consistent outperformance relative to other forms of commercial real estate investment, according to NAREIT Vice President of Research & Industry Information Brad Case. A NAREIT analysis using data from NCREIF and The Townsend Group found that during the last full business cycle, private equity funds produced an average net total return of 7.7 percent per year for core funds, while value added funds averaged annual net total returns of 8.6 percent and opportunistic funds averaged net total returns of 12.6 percent per year. Publicly traded REITs averaged annual net total returns of 13.4 percent in the same cycle. Case attributes the difference in the level of returns to the essential business model of each asset class. He notes that private equity real estate funds tend to face more pressure to buy and sell properties, even when market conditions are not ideal. Furthermore, Case says the transparency and liquidity built into the REIT model allow for better long-term planning and opportunistic decision making.

Two books…

"How I Turned $1,000 Into Three Million in Real Estate in My Spare Time" by William Nickerson

This is the book that started it all. Get it. Read it. You will have to look for a used copy at amazon or ebay as it is an old book. The concepts are spot on though.

"How You Can Become Financially Independent Investing In Real Estate" by Al Lowry

Also an older book, but its solid as well.

You may also have some luck finding these books at your local library. And don’t let their age fool you.
